Have a commercial property that may work as a dark store? Start by checking whether the space fits quick-commerce operations before spending on renovation, brokerage, fit-outs or long lock-ins.
DarkStoreOpportunities.com is an independent information and advisory platform. We do not represent Blinkit, Swiggy, Zepto, Amazon or Flipkart, and we cannot guarantee that any company will inspect, approve or lease a submitted property.
Quick answer: A dark-store property is judged on more than square footage. Catchment demand, access, parking, loading, floor layout, power, local compliance and commercial terms can all affect suitability. Submit a property only after you can describe these basics accurately.
First, make sure you want the property route
Property leasing and dark-store operations are different opportunities. If your main goal is rental income, you generally do not need to become the store operator.
I want to lease my space
You own or control a commercial property and want a quick-commerce company to evaluate it for a dark store or micro-fulfilment location.
I want to run the store
You want an operator/franchise/growth-partner opportunity and are prepared to manage people and operations.
I want to sell products
You are a brand, manufacturer, seller or distributor looking for a platform onboarding route rather than a real-estate opportunity.
What companies publicly say about property opportunities
We checked current official sources before preparing this page. Public requirements are not equally detailed across companies, so we separate what is explicitly published from what still needs company confirmation.
Blinkit
Blinkit has a dedicated official “Rent your property” form. Its published baseline currently asks for at least 2,000 sq ft carpet area, minimum 9 ft floor-to-roof height, dedicated parking for at least 40 bikes, truck drive/parking space, minimum 30 KV electricity, and two washrooms inside the property or for exclusive use within the compound.
Swiggy Instamart
Instamart’s official partner page includes a “Rent your property for an Instamart dark store” route. The public page does not publish one universal property-size checklist, so exact site requirements should be confirmed for the relevant city and catchment.
Zepto
Zepto’s 2026 filing states that directly operated dark stores are located on leased premises under lease or leave-and-licence agreements. However, in our current review we did not verify a public self-service landlord submission form comparable to Blinkit’s.
Amazon Now
Amazon is rapidly expanding specialised micro-fulfilment infrastructure for Amazon Now, but we did not verify a public property-owner application route in this review. Treat third-party property offers as unverified until confirmed by Amazon through official channels.
Flipkart Minutes
Flipkart says Minutes has expanded to nearly 1,200 micro-fulfilment centres across 150+ cities. We did not verify a public property-owner submission page for Minutes in this review.
Dark-store site selection is hyperlocal. Two properties in the same PIN code can have very different operational value because of access, parking, demand clusters, road movement, rent and serviceable radius.
Property readiness checklist
Use this as a practical screening checklist before you submit your property. It is not a substitute for a company’s site inspection or legal due diligence.
- You know the exact carpet area, not just built-up or plot area.
- The floor is usable for storage and order-picking operations.
- There is practical two-wheeler parking and rider movement space.
- A loading vehicle can reach or service the property safely.
- Electricity load is known and can be upgraded if required.
- Washroom access is available and can be documented.
- The property has a clear address, PIN code and Google Maps pin.
- You can provide ownership/authority-to-lease documents if shortlisted.
- You know the expected monthly rent, deposit and preferred lease term.
- There are no obvious residential-society or access restrictions that would make 24/7-style logistics difficult.
What matters beyond square footage?
| Site factor | What to prepare | Why it matters |
|---|---|---|
| Location & catchment | Exact locality, PIN code, map pin, nearby residential/commercial clusters | Quick commerce depends on serving a tight delivery radius efficiently. |
| Usable area | Carpet area, floor dimensions, columns, ceiling height | A headline area number can hide an inefficient floor plate. |
| Access | Road width, entry/exit, truck approach, loading point | Inventory must enter the site without blocking daily rider movement. |
| Parking | Two-wheeler capacity and any truck/tempo space | Rider congestion can make an otherwise good site operationally weak. |
| Utilities | Sanctioned power, backup options, water and washrooms | Refrigeration, lighting and operations can create significant utility needs. |
| Compliance | Usage permissions, fire requirements, local rules and title/lease authority | A company may reject a property that cannot be legally or safely operated. |
| Commercial terms | Rent, deposit, escalation, lock-in, fit-out period | Site economics influence whether the location works for the network. |
What should you prepare before submitting?
Property profile
A useful property enquiry should contain enough information for an initial screening. Our future property form will collect these fields rather than asking you to send a vague “property available” message.
Racks, cold rooms, electrical upgrades and civil changes should be based on an approved scope and written responsibility matrix. Building first and looking for a platform later can turn into sunk cost.
A safer property-submission process
Document the property accurately
Measure carpet area and capture the actual access, parking, utilities and internal layout.
Check official public routes
Where a company has a property form, use that official route first.
Share a complete property profile
City, PIN, carpet area, map pin, photos, rent and utility information make screening more meaningful.
Wait for site-level interest
Do not assume submission equals shortlisting. Network plans and local demand influence decisions.
Verify who is contacting you
Confirm company identity, email domain and role before sending sensitive ownership documents.
Review commercial and legal terms
Rent, escalation, deposit, lock-in, termination, fit-out responsibilities and restoration obligations should be clear before signing.
Red flags for property owners
- Someone guarantees that your property will be taken by a named quick-commerce company before any site review.
- You are asked to pay a “property approval fee” to a personal account or UPI ID.
- You are asked for original title documents, OTPs or banking credentials at the first enquiry stage.
- A broker pressures you to renovate the property before a written requirement or approval exists.
- A third-party person claims exclusive company authority but cannot be verified through an official domain or documentation.
- Commercial terms are discussed verbally but the contracting entity is unclear.
Frequently asked questions
Is 2,000 sq ft enough for every dark-store company?
No. Blinkit currently publishes 2,000 sq ft as its minimum carpet-area requirement on its property page, but other companies can use different formats and sizes. Instamart, for example, has also discussed much larger megapods in its network. Treat each company’s requirements separately.
Can a first-floor or basement property work?
Do not assume it will. Floor level, loading, rider access, fire and local restrictions can materially affect suitability. Company/site approval is required.
Does a property in a serviceable city automatically qualify?
No. Site selection is hyperlocal and depends on network needs, demand, access, economics and competing locations.
Should I contact several companies?
You may explore more than one legitimate route unless you are already bound by an exclusivity or brokerage agreement. Keep submissions accurate and do not represent one company’s interest as another company’s approval.
Can DarkStoreOpportunities.com guarantee a lease?
No. We can help organise property information, assess readiness and point to verified routes, but the company or its authorised representative controls site selection and contracting.
Should I pay someone to submit my property?
Where an official property form is publicly available, you can use it directly. If you choose an adviser or broker for additional support, understand exactly what service you are paying for and never confuse advisory assistance with guaranteed company approval.
Want help preparing your property profile?
If you are unsure whether your space is worth submitting, we can help you organise the property facts, identify obvious readiness gaps and point you toward currently verified routes. Final approval always remains with the relevant company.
