Blinkit

Blinkit has a dedicated official “Rent your property” form. Its published baseline currently asks for at least 2,000 sq ft carpet area, minimum 9 ft floor-to-roof height, dedicated parking for at least 40 bikes, truck drive/parking space, minimum 30 KV electricity, and two washrooms inside the property or for exclusive use within the compound.

Swiggy Instamart

Instamart’s official partner page includes a “Rent your property for an Instamart dark store” route. The public page does not publish one universal property-size checklist, so exact site requirements should be confirmed for the relevant city and catchment.

Zepto’s 2026 filing states that directly operated dark stores are located on leased premises under lease or leave-and-licence agreements. However, in our current review we did not verify a public self-service landlord submission form comparable to Blinkit’s.

Flipkart says Minutes has expanded to nearly 1,200 micro-fulfilment centres across 150+ cities. We did not verify a public property-owner submission page for Minutes in this review.

A company expanding in your city does not mean every available property is suitable.
Dark-store site selection is hyperlocal. Two properties in the same PIN code can have very different operational value because of access, parking, demand clusters, road movement, rent and serviceable radius.

Property readiness checklist

Use this as a practical screening checklist before you submit your property. It is not a substitute for a company’s site inspection or legal due diligence.

  • You know the exact carpet area, not just built-up or plot area.
  • The floor is usable for storage and order-picking operations.
  • There is practical two-wheeler parking and rider movement space.
  • A loading vehicle can reach or service the property safely.
  • Electricity load is known and can be upgraded if required.
  • Washroom access is available and can be documented.
  • The property has a clear address, PIN code and Google Maps pin.
  • You can provide ownership/authority-to-lease documents if shortlisted.
  • You know the expected monthly rent, deposit and preferred lease term.
  • There are no obvious residential-society or access restrictions that would make 24/7-style logistics difficult.

Do not spend on fit-outs before site approval.
Racks, cold rooms, electrical upgrades and civil changes should be based on an approved scope and written responsibility matrix. Building first and looking for a platform later can turn into sunk cost.

Red flags for property owners

  • Someone guarantees that your property will be taken by a named quick-commerce company before any site review.
  • You are asked to pay a “property approval fee” to a personal account or UPI ID.
  • You are asked for original title documents, OTPs or banking credentials at the first enquiry stage.
  • A broker pressures you to renovate the property before a written requirement or approval exists.
  • A third-party person claims exclusive company authority but cannot be verified through an official domain or documentation.
  • Commercial terms are discussed verbally but the contracting entity is unclear.

Frequently asked questions

Is 2,000 sq ft enough for every dark-store company?

No. Blinkit currently publishes 2,000 sq ft as its minimum carpet-area requirement on its property page, but other companies can use different formats and sizes. Instamart, for example, has also discussed much larger megapods in its network. Treat each company’s requirements separately.

Can a first-floor or basement property work?

Do not assume it will. Floor level, loading, rider access, fire and local restrictions can materially affect suitability. Company/site approval is required.

Does a property in a serviceable city automatically qualify?

No. Site selection is hyperlocal and depends on network needs, demand, access, economics and competing locations.

Should I contact several companies?

You may explore more than one legitimate route unless you are already bound by an exclusivity or brokerage agreement. Keep submissions accurate and do not represent one company’s interest as another company’s approval.
